Exterior

• First a series of the front portion of the property is taken to serve as the introduction images for multiple listing services and brochures. This would typically include a head-on shot with images from the left and right angles.
  
• Various fields of view are captured to show a close-in entrance shot, in addition to a wider view set back to gain a perspective of the all-important curb-appeal view and reveal features such as a circular drive or impressive landscape.
• Views of the backyard from the rear of the house. That could include balcony or deck perspectives of the space to the rear of the listing.
• Shoots from the rear of the property capturing the rear view of the home.
• Any special features such as pool areas, tennis courts, patio grouping, hot tub, and so on.
  

Interior

• The first impression is captured that gives the potential buyer an immediate feel for the home. This is followed by shots of the entrance from the side of the property.
• Every living space is captured with emphasis on the kitchen (often thought of as the most important room of the house). Living room and recreational areas are all shot with multiple points of view.
• All bedrooms are recorded and included in the delivered images.
• All bathrooms are included. This is possible with the use of wide-angle lenses often not available to the typical real-estate agent.
• In short, all living areas are photographed. Garage space, laundry rooms and unfinished areas of the home are usually omitted. You can, however, request certain items to be included, such as a newly-installed electrical panel, dual furnaces, etc.

Effort is made to emphasize the features of the house by capturing stained glass windows, hardwood floors, tray or vaulted ceilings, ceiling fans, fireplaces, and so on. Be sure to let the photographer know those areas or items that are especially important. The end purpose is to put your home in the best possible light for the listing services and for sales brochures.

It is typical to take 200+ images of a home and then present the best representation of your property for listing. The number of resulting images depends on the size of the home as described on the pricing page.

All images are post edited for color correctness and cropping using a program called Photoshop by Adobe. The images are presented in a web-accessible folder in a size convenient for uploading to multiple listing services and brochure preparation. Of course all images are stored as shot and are available in larger sizes and resolutions should they be needed for marketing materials.
